For individuals
Apartment, house and country house insurance
For most families, their home is their biggest investment, and restoring it at their own expense after a fire, a burst pipe or an earthquake can be hard. A voluntary property insurance policy transfers this financial risk to the insurance company. In the Insurance Center calculator you choose the city, property type, value, deductible and the risks you need, and then compare offers from licensed insurance companies in Kazakhstan.
Who it is for
The policy is useful for owners of apartments in multi-storey buildings, where the risk of water leaking from upstairs neighbours is high; for owners of private houses with their own utility systems; and for owners of country houses that stand unattended for most of the year. Insurance is also relevant if you rent out your apartment: in that case, strangers are looking after your property.
Residents of Almaty and other seismically active areas should pay special attention: earthquake risk is selected separately in the calculator and significantly affects the overall protection.
Apartment, house or country house: what is the difference
For an insurer, these are different properties. An apartment adjoins other premises, so its main threat is water and fire coming from outside. A private house is insured together with its structure, roof and utilities, which the owner is responsible for. A country house is often empty, heated by stoves or heaters and less well guarded, so its risk is assessed more strictly. That is why the property type in the calculator affects the final price of the policy.
Which risks you can include
Basic protection
- Fire, lightning strike, household gas explosion
- Water damage from plumbing, heating and sewage systems, including from neighbours
- Burglary, robbery, vandalism
Natural risks
- Natural disasters: hurricane, hail, flood, mudflow, landslide
- Earthquake — a separate risk that matters in the south and east of the country
- The combination of risks is tailored to the location and type of property
What to check in the contract
Before paying for the policy, check exactly what counts as insured property: only structural elements, interior finishes, utility equipment, or household contents as well. Check how the payout is calculated — with or without depreciation — and which documents you will need to prove the damage.
Please note
The sum insured should match the real market value of the property. If the sum is understated, the insurer is entitled to reduce the payout proportionally, so saving on this parameter can turn into a loss when damage occurs.
When a claim may be refused
- The damage was caused deliberately by the policyholder or members of their family.
- The event occurred before the policy took effect or is not among the selected risks.
- The event was not reported within the time limit set by the contract, and the insurer was unable to establish the circumstances.
- The damage was caused by natural wear and tear, dilapidation or unauthorised alterations.
What the price of the policy depends on
| Parameter | How it affects the price |
|---|---|
| City | Seismic activity and regional loss statistics are taken into account |
| Property type | An apartment, a private house and a country house carry different levels of risk |
| Market value | The higher the sum insured, the higher the premium in tenge |
| Deductible | A deductible from 1% lowers the price; no deductible costs more |
| Set of risks | Each additional risk broadens the protection and increases the price |
What to prepare
To take out a policy, you usually need the owner's ID card, a document confirming ownership of the property, the property address and an estimate of its value. For a private house, the insurer may ask about the wall materials, the year of construction and whether there is security. In some cases, the property is inspected or photographed.

What to do if an insured event occurs
- Take steps to limit the damage: shut off the water, cut the power to the premises, call the emergency service.
- Contact the relevant authorities: the fire service in case of fire, the police in case of theft.
- Notify the insurance company of the event within the time limit stated in the contract.
- Photograph the damage and do not start repairs until the insurer's representative has inspected it.
- Collect certificates and documents and submit a claim for payment.
How to choose a programme
Start with the risks that really threaten your property: for an apartment in a high-rise, the key one is water damage; for a country house, theft and fire; for a house in Almaty, earthquake. Then choose a deductible: if you are ready to cover minor damage yourself, a deductible will help you save. Only after that compare prices — the cheapest policy does not always cover the risks you need.
